That distinction decides the whole job. Dirt comes off with force. A living colony doesn’t. You can hit siding with enough pressure to strip the visible layer, walk away with a clean-looking wall, and still leave every root behind. Six months later it’s back, and the homeowner assumes the growth is just aggressive. It isn’t. It was never removed.

Soft washing solves it differently. Low pressure, roughly what comes out of a garden hose, paired with a cleaning solution that kills the organism at the root and lifts it off the surface. The wall does the work chemically instead of mechanically. That’s why a proper soft wash holds for years while a pressure-washed wall turns over in a season, and it’s why we won’t put high pressure on siding, stucco, or a roof no matter who asks.

Full exterior wash, all four sides
Siding, trim, soffits, fascia, shutters, the exterior face of the gutters, downspouts. The north side is where growth is heaviest and it’s the side that gets skipped most often.

Solution dwelled, not rushed
The cleaner needs contact time to kill the colony. Rushing the rinse is how you get a wall that looks clean wet and streaky dry. We let it work before we touch it.

Landscaping pre-saturated and rinsed
Beds, shrubs and grass get soaked before we start and flushed after we finish. Saturated foliage can’t absorb what lands on it. This is the step that actually protects plants.

Windows and doors checked and sealed
We look for failed seals, open weep holes and gaps before we introduce water, not after.

Hand detail on problem areas
Lichen, heavy streaking under gutter lines and mildew in shaded corners get worked by hand rather than left to the wand.

01 — SURVEY

Before anything gets mixed

Substrate, paint type, seal condition, plant proximity. Finding a failed window seal in minute two is cheap. Finding it in minute forty is not.

02 — PROTECT

Beds soaked and covered

Every bed, shrub and stretch of grass in the work area gets saturated. Anything that can’t take a rinse gets covered.

03 — WASH

Two to four hours

Solution applied at low pressure, given contact time, then rinsed top down so nothing dries mid-wall.

04 — WALK AND PROVE

Photos either way

We walk the property with you if you’re home. Anything we noticed comes with a photo, whether or not it’s ours to fix.

Water behind siding

Pressure directed upward puts water against sheathing and insulation. It doesn’t dry. Mould and rot start where nobody is looking.

Stripped shingle granules

The granule layer is the roof’s UV protection. Blasting it off doesn’t make the roof leak this year. It shortens its life by years.

Oxidation streaking

Older vinyl chalks. Pressure removes the chalk unevenly and leaves permanent light and dark banding that no second wash corrects.

Gouged and furred wood

Too much PSI on cedar or pine raises the grain and leaves visible wand marks. Once fibres are torn, the only fix is sanding.

Chemical burn on plants

Not from the chemistry so much as from applying it to dry foliage and failing to rinse. Preventable entirely by procedure.

Reaction with paint pigment

Certain paint lines and colours react to sodium hypochlorite. That is why we identify the coating before mixing, not after.

What’s the difference between soft washing and pressure washing?

Pressure washing removes material with force. Soft washing removes it with chemistry at low pressure. Siding, stucco and roofs need the second one.

How long does a house wash last?

Two to three years on most homes in this area. Less under heavy tree cover or on a shaded north wall, more on an open lot with good sun.

Will it damage my siding?

Soft washing runs at roughly garden-hose pressure. The risk with siding is high pressure driving water behind the panels — exactly what soft washing exists to avoid.

Do I need to be home?

No. We need water access and a clear perimeter. You get photos when we finish and an invoice after.

How long does it take?

Two to four hours for a standard two-story. Add time for heavy growth, stucco or a roof wash on the same visit.

Are you insured?

Fully insured. Certificate on request, and we’ll send it to your HOA or property manager directly.
